GENERAL CONDITIONS FOR RESIDENTIAL BUILDINGS:
- No Construction shall be allowed in COS except a pergola for car porch, spiral stair and a guardroom in front not exceeding 65 sft with clear overall height upto maximum 8 feet to 10 feet above the floor of car porch
- Underground water tank and septic tanks shall be kept 3 feet away from boundary walls except for roadside
- Basement shall be permitted up to allowable footprint of ground floor safety of neighboring properties to be ensured while constructing the basement. Any damage occurring to neighboring property on Private property shall be made good by the owner or lease builder to the satisfaction of the board. Indemnity Board shall be obtained from the owner before issuing approval of building plan
- Ramps/stairs outside of the boundary wall shall be strictly prohibited
- Hoardings and antenna towers on residential buildings are strictly prohibited
COMMERCIAL BUILDING STANDARDS
The standards for residential-cum-commercial and commercial plots are specified in the table below shall be observed namely

Note:-
- The height will not be more than 1-1/2 times the width of road provided it does not exceed 53 feet. The height of the mumty is included in 53 feet. Along the G.T road running from Barrier No.03 to Barrier No.01 the maximum height allowed for commercial building i.e plazas, hotels , mills etc. will be 75 feet
- height of Buildings in commercial zones army area shall be restricted as per requirement and from case to case basis
GENERAL CONDITIONS FOR COMMERCIAL BUILDINGS:
- The minimum floor area of a shop shall be 100 sft and a minimum width of 8ft
- 3'-0'' wide projection above 16 feet shall be permitted for balconies
- Provision of lift is compulsory as per design requirement for climbing height of 46ft additional lift required for climbing height above 59 ft
- 40% loft having a max clear height of 5 feet shall be allowed for shops with a minimum ceiling height of 16 ft
- Structural design and vetting is compulsory for all types of buildings taller than G+1 floors and for all amenity buildings irrespective of height. it shall also be compulsory for residential buildings envisaging construction of swimming pool
- Access for handicapped should be provided in public buildings
